Re-mortgaging is a fairly quick process these days and we hope to make it as simple as possible.
Step 1 Getting Started
-
Instruct us to deal with the legal aspects and ensure any mortgage broker you use has our details. We will establish you as a client. You need to complete our Client Information Form. We are also required to verify your Identity as do most institutions you deal with. Please see our ID Requirements document.
-
We will send you our Retainer Letter which we are required to do and confirm the level of fees with you.
-
We make contact by email (where possible) with the with the Mortgagee. We receive mortgage instructions direct from your mortgagee.
-
We have an online search facility so all relevant searches necessary for your new home are carried out as quickly as possible.
-
We review the tile and the search results quickly to enable the re-mortgage to progress.
-
We check with the current mortgagee how much is owed to ensure that this is in line with what you were expecting.
-
We do like to review the mortgage with the client and run through the title so we generally ask for you to visit us to go through this aspect. We can however do it without having to see you if necessary.
Step 2 Completing the Re-Mortgage
-
We submit our report on title to the Bank and request the funds on the date that you require. We carry out all the relevant pre-completion checks and searches.
-
We receive the funds and discharge your current mortgage. We then account to you for the balance and provide you with a direct bank transfer for the balance.
-
We arrange to register the new mortgage against your property as well as ensuring the previous mortgage is released.
